Public Notice - June 3rd Meeting 6PM: NOTICE TO PUBLIC OF IMPORTANT Town of North High Shoals PUBLIC HEARINGS on new ZONING ORDINANCE Unified Development Code (UDC) inCLuding new Subdivision Regulations and other land use regulations, new Zoning Policies and Procedures, AND new Zoning Standards, each based on Oconee County UDC; HEARINGS SHALL BE June 17, 2024 AT TOWN HALL AT 6 PM The Town of North High Shoals proposes: 1) the adoption of new Zoning Policies and Procedures, 2) the adoption of new Zoning Standards, and 3) the adoption of an updated Zoning Ordinance Unified Development Code (UDC) for the Town of North High Shoals including the adoption of new Subdivision Regulations and other land use regulations, each based on Oconee County UDC. (There may be preliminary informal discussion and initial public comment on these at a work session at Town Hall at 260 Hillsboro Rd. Bishop, GA 30621 on June 3, 2024 at 6 pm, in the discretion of Mayor and Council). The North High Shoals Mayor and Town Council will hold 3 public hearings at Council chambers, Town Hall at 260 Hillsboro Rd. Bishop, GA 30621 at 6 pm on June 17, 2024 on the following matters: 1) To consider new zoning and land use Policies and Procedures based on Oconee County UDC; 2) To consider new zoning and land use Standards based on Oconee County UDC; 3) To consider a new Town of North High Shoals Zoning Ordinance Unified Development Code including the adoption of new Subdivision Regulations and other land use regulations, based on Oconee County UDC. After the 3 above hearings have been held, the North High Shoals Mayor and Town Council, at the close of the public hearings, shall deliberate and take action. Deliberation may include questions to the Attorney, Town Clerk, supporters and/or opponents. Mayor and Town Council will vote separately on each item listed above. The final vote on 1) the adoption of new Zoning Policies and Procedures based on Oconee County UDC, 2) the adoption of new Zoning Standards based on Oconee County UDC, and 3) the adoption of a new Zoning Ordinance Unified Development Code including the adoption of new Subdivision Regulations and other land use regulations, based on Oconee County UDC for the Town of North High Shoals may be at the June 17, 2024 meeting, or at a subsequent meeting, the date and time thereof to be stated publicly on June 17, 2024 on the record. Copies of the proposed polices and procedures, standards, Zoning Ordinance Unified Development Code including the adoption of new Subdivision Regulations and other land use regulations, each based on Oconee County UDC, are available for review at the offices of the Town of Bishop, 260 Hillsboro Rd. Bishop, GA 30621 during regular business hours and will be available at all public hearings. The proposed Policies and Procedures, Standards, and Zoning Ordinance Unified Development Code including the adoption of new Subdivision Regulations and other land use regulations, are also available electronically or hard copy upon request to the Town of North High Shoals. This advertisement is being run at least 15 days and not more than 45 days prior to the date of the public hearings before the Mayor and Council. Public input is welcome.
